Ocean Pines Residence Addition

This home located in Ocean Pines, Maryland was all about an addition to add more space while maintaining the unique style of the home. The client’s favorite thing about this home was the roof structure. This required some careful designing to match, extend, and modify the existing shell in a way that seemed organic and provided the required upgrades. The house hadn’t had much done to it since it was built. It was time for a finish refresh, kitchen remodel, and mechanical upgrades.

The client wanted to make this home that had spent the decades as a vacation home into a permanent residence. That meant upgrading the kitchen to provide a more functional space. It also meant adding a first floor master suite and expanding the living area. It also meant adding additional bedrooms to provide room for visiting children and grand children.

The key here, though, was the detailing of the roof structure and the wall of glass on the back. The contractor did end up swapping out the window manufacturer for a much cheaper option, which did alter the design somewhat. But even with those modifcations, the house succeeds at what the client requested.

The other challenge was that the existing structure wasn’t up to modern standards. Certain upgrades had to be incorporated without harming the existing. That required careful coordination with the engineer we brought on board at the town’s request. Part of that was that the existing foundation was not ideal and needed a thorough inspection and some adjustments. In the end, the home provided the space, became more structurally secure and energy efficient, and maintained the design aesthetic the client loved about his small vacation cottage.
