This picture is why you need to get a permit. This deck, stood, somehow, for at least 40 years. The client initially just wanted to give it a paint job and move on. Then they found some rotten deck boards, so they decided they should replace the decking. Then they found somewhere between 20 and 60 additional issues. Some were natural wear and tear (joist hangers rusted out.) Some where shockingly poor decisions during construction. We're pretty sure that this was not permitted originally, and while it did last at least 30 years, we're pretty sure that was more luck and a lack of use than good construction. How many safety issues do you see? We'll start with a couple you can't even see. There were no footers which had caused the center to sag (there are other factors there that you can see in this picture) and the ends of the decking were not actually secured to anything, just butted up against the rim joists and held in place with friction. Next time someone questions why permits and inspections are necessary, you can show them this deck, built so poorly that it only didn't hurt anyone mostly because it was barely used in it's lifetime. ... The weather didn't cooperate on this site visit when we wanted to get a look at what this roof deck was doing for our clients. It's up there, right at the height restriction, and it can see all around the building. Even with the rain distorting the image and a lack fo getting to the ultimate level, you can see that it's something special. Was in the neighborhood of this project again for the first time in a while and snapped a picture of this home we did for a client on the water. The main mass of the house is fairly standard, our main contribution was the stepping back entry and stair tower assembly. Got a chance to say hi to the owner, they apparently are quite happy with their home now, even with a difficult construction process. Their experience is one of the reasons we advise people to hire a local contractor and not try to import one from back home.
